·         Negotiating Like A Pro

 

           You have been looking for your first home and now you have located it. Now the negotiating part of the process starts. The first thing you will look at is what the homes have sold for in the area. A comparative market analysis will done on the home we have found for you. Since you are working with a Buyer’s Agent Specialist we are going on a fact finding venture. We will start asking the sellers agent so questions to see the motivation of the sellers. Maybe there are circumstances that they are willing to tell us that we can use in our offer. Now the offer is written. You decide what terms works best for you and we send our offer and copy of the earnest money to the sellers and seller’s agent. The people involved in the negotiating face to face will be the buyer’s agent and the seller’s agent.  The buyers and sellers will be available to keep the process moving forward.  Now one of three things will happen;

·         The offer will be accepted.

·         The offer will be rejected.

·         The offer will be countered.

·         If the offer is countered by the seller, now we have another decision to make.

o        Accept the counter.

o        Reject the counter and we wish them good luck.

o        Counter the counter until we get one of the three possibilities again. We do this until we get acceptance or we reach an impasse and can’t find neutral ground for all parties.

 

·         Once we have an accepted contract by all parties we enter our final acceptance date and we have a valid contract. ·           Home Inspection

This is one on the most important things you will do when you are buying a home. This is one area where you must spend money to protect your investment and your family. A home inspection is going to be part of your purchase agreement. You ask for a certain timeframe where you can hire an independent inspector to come in and evaluate a home from top to bottom. An inspection is not looking for cosmetic items (painting, dinged up walls, etc.), an inspection is looking for major items. Is the wiring correct in your breaker box, is there water damage, does the roof need replaced, etc. You want to know of these items before you move in. What if you were to move into your home and then found these items? It is a situation that can be rectified but it takes some work. This is an area where you want to spend money. Think of it as a cheap insurance policy.
